The Casita is a small chalet style house with habitation licence for renovation with private access and nearly an acre of olive grove

There is the opportunity with this property of creating a one bedroom house with bathroom, small lounge and kitchen plus a large deck out front to create more space for summer entertaining or relaxing and enjoying the forest views.
There is no electricity or water connected and so it would be an ideal project for self sufficiency, the house gets good sun so solar panels could easily be installed and the land borders on a brook which runs all year to supply fresh water, included is nearly an acre of flat cultivated land which would be ideal for fruit trees, vegetable gardens or keeping chickens, goats, sheep etc. also there is plenty of room for a caravan to stay in while the renovation work is going on. For those not interested in self-sufficiency electric and water supplies are in the village nearby (about 300m)

The house is down a short unsealed track, there is a café in walking distance in the village of Pombeiro da Beira and Arganil and Gois are both within 20 minutes drive. There are banks, cafes and a supermarket in Arganil and also one of the areas largest markets every Thursday morning. Coimbra, Portugal's third city is about 40 minutes drive, the nearest airport at Porto is just over 2 hours.

Location: In a hamlet of about 5 houses of which 2 are inhabited.

A small bit of land outside the shed. 15m2 ?

Price: 27.500 euros fixed

Buildings: There are basically three seperate granite buildings, two adjoining and one across the dirt track road.
The main house has a lovely courtyard with gate and nice granite stairs etc. as well as lots of indoor space on one floor.  The adjoining house of about 48m2 has 2 floors and has been partly restored so as to save it from deterioration due to weather influences.
The granite shed away from this cluster is big and ideal to convert into a seperate apartment. A brise-block chicken shed is attached t it and in a good enough state to keep and use for some purpose (bathroom ?).
The constructor-owner has good and creative ideas on what would look nice and will do the total turnkey renovation in a rustic style (lots of wood and stone) for a minimum of 30,000 euros. For luxury finishing this price will be slightly higher.
Utilities: Compnay water, electricity and drainage run past the house so it will be a matter of connecting only.
Access: By way of a good dirt track road of approx 300m

General: Solid old granite house for good price

Small garden

Price: 30,000 fixed

Buildings: Granite house of 3 floors each with 40m2. It is enpty inside thus basically the thick walls with roof only/ One side of the top floor is bulging (due to the beams from the previous wooden verandah having fallen out ) and will need to be reconstructed, but this being on the view side will allow for the  placing of perhaps a glass front/doors (with verandah/sun terrace to outside and the view )
Land, Vegetation, Views: There is a small garden behind the house which practically could be used to build a garage with the big sun terrace on top ! The views from here would be stunning.
Water: Company water runs by the house
Electricity: Elelctricity runs by the house
Sanitation: Mains drainage runs by the house

In a village

Size of land: Approx 200m2

Price:  35,000 euros

Vegetation and Views: The garden has 2 fruit trees (orange and peach) as well as some grapes. The views over the village are very pretty and opposite to that one can see about 100 little granite houses of great historical value which are classed as monuments and may not be changed.
The house needs renovation but has the roof intact and in good state, as well as divisions inside making up a number of rooms. They could be classed as habitable for someone who does not expect perfection and all is quite clean. A lick of paint could be all needed. But coming from north Europe one would probably want to pull down the walls and redivide the granite shell anew. The Ground level under the house consists of a big adega with wine tank and a big store room. On the first floor are 7 smallish rooms in total, which includes what was the kitchen. Next to the house outside is a low granite walled courtyard with a granite doorway frame remaining. In the front of the house down the steps,  on the ground level, is a long granite building which has a passable tiled roof and lots of space for whatever ? (small apartment could be made to fit). At the back of the house is another interesting half granite walled courtyard with a roof covering. This would be an ideal outside sitting and / or barbeque spot.

Price: only 33,000€  or nearest offer !!!

Lots of potential for a beautiful holiday home, more land available if self sufficiency is the goal.
This is a really solid stone house, built in impressive granite blocks. The roof is weather tight but would benefit from being replaced when insulated. The house will need to be plumbed into the mains water and drains to a communal septic tank that run past the front door and reconnected to the electricity, rewire, re plastering, a bathroom and a new kitchen.
If you remove a few wood and plaster interior walls then upstairs you are left with a 3.5x4m lounge, which has a solid pine floor, a 4x4.5m dining area (this would benefit from a new floor as is a bit patchy and undulating) and a 3x4.5m bedroom or study(concrete floor) with storage space in the attic,4x8m. From the kitchen/dining area there is door access to an additional balcony behind the house, currently just missing a floor.
Downstairs, currently storage and workshops could have 2 big bedrooms and one smaller and a bathroom. The roof is good and renovation work is set to start in the autumn so if you are not a fan of DIY, now is your chance to sit back and choose tiles and paint. For a negotiable fee purchase could include project management of local builders up to completion.
The house is in a peaceful village apart from the other houses, principally surrounded by olive trees with horses in a field behind.
It comes with 200m2 of garden and its own well, beyond the enclosed courtyard. This is slightly above the level of the surrounding land, so with a low hedge, you maintain complete privacy.
On the land are four olive trees, two oranges and a cherry, all of which provide good shade in the summer.
If more land is needed there is a patch of 350m2 at the end of the garden with well for 3000euros and the adjoining plot to the left of the house as you look from the road is available for 10000euros and has tractor access, parking for a car or caravan and potential for a garage plus a well, this is approx 800m2.
From this sleepy village within a few minutes you can drive to a large town with all amenities including a train station that links with the main Lisbon-Porto line, it is 10km from Nelas,
The landscape is predominately granite, everywhere you go there are walls, houses and grape vine supports made of this sturdy stone.
We would like to make it clear that the small stone shed on the side with the tin roof is not currently included in the price as the owners are still using it to store hay for their horses that live in a neighboring field.
There is also a 3 car garage opposite the house with electricity already connected that is for sale, but no price has been fixed as yet.
An approximate quote for building work necessary to make the property habitable has been given by a local English builder who would be willing to take on all the work. This is 20,000 euros to replace the roof, floors, render, re-wire, plumbing plus fit new doors and windows. This is labour and materials

We have begun to renovate this property, please be aware that as different jobs are completed the asking price will be increased.
Casa Covão is a small detached house for renovation, an ideal holiday home, it has room enough to become a spacious two bedroom cottage with a covered balcony, courtyard and small garden. Only a few minutes drive to a train station and in walking distance of a cafe and mini-market.The cottage is over 100 years old, west facing and has two floors overlooking a quiet valley. The lower floor consists of a large room with a concrete floor and a small room with a dirt floor, they are joined by door, but each also has its own access to the outside.
The upstairs is currently divided into five rooms plus a covered balcony and covered courtyard, the roof is intact, but is done in the traditional Portuguese style, although it keeps out the rain you can see daylight through it and it will need replacing. The floorboards are in poor condition, but the beams below are still good. The courtyard is bordered on three sides by house walls and could therefore be enclosed to make a larger living space and to join the three entrances that open from it. The balcony is a comfortable size with open west-facing views across the valley and room enough to seat a family and even a barbecue, if one in the garden does not suit. The kitchen at present has a cement pit (common in traditional Portuguese houses and used to light a fire in on which to cook) and also a lovely old bread oven (as can be seen from the outside), it is in good condition and could well be used by the new owners, please feel free to ask is for instruction on how to use it.
The house could become a very spacious two-bedroom house with a large lounge, a small but traditional kitchen, one bedroom upstairs and a large bedroom and bathroom downstairs, a dining room/reception area could also be created by enclosing the courtyard.
The garden is small but still very usable, it is flat and grassed, with more than enough room for a picnic bench, barbecue and flowerbeds etc, it catches the sun right through the day and has a plum tree and two peach trees. There is also a small part above the house which could be used for lying out in the sun, or just enjoying the view across the valley.

Good solid old granite home of 84m2 on each of 2 floors, with renovation started but being sold with an approved project to finish.
Size of land: 200m2 garden

Price: 40,000 euros  / £28,000 neg

Buildings: In its present state the downstairs has been divided into an entrance hall, kitchen/diner and a big lounge. All the interior granite walls have been lined with 7cm brick (still to be plastered )for insulation and to afford nice smooth walls. The rooms will have added character due to little steps up and down caused by small level differences. Upstairs is at present one big light-filled room with many windows, envisaged to become 2 bedrooms with a bathroom/amenity room. There will also be a door leading out onto a small verandah.
Cement slabs form the ceilings of each floor with the slab roof still having to be constructed on top of this. This according to the owner will cost between 3000 and 4000 euros.
Land, Vegetation, Views: Small lush garden with lovely views over the neighbours' gardens and the forest beyond. Mention must be made of the neighbours  happily quacking ducks for those with sensitive ears ! Everything however, changes at sometime so with some patience they might be served with orange sauce !
Water: To connect to the village supply after plumbing.
Electricity: To be reconnected after rewiring
Sanitation: To be connected to the village mains
Access: Good directly by cobbled village road. Next to the house is a a drive-in area affording ample off-road parking for a medium sized car plus an outside storage room.

2 Big old joined granite houses on the edge of village.
Small garden of about 500m2

Price:  40,000 euros negotiable
There are two houses joined, one with sagging roof and in a reasonable state for renovation and the other in a state of ruin
The better one consists of 2 storeys each with 15m x 11m surface area. On the ground level there are two lojas: one  of 9.5mx7m and the other 9.5m x 4m.
On the living floor are 5  rooms and a kitchen all to be renovated/redecorated.  Above this floor is also an attic which can be raised when one replaces the roof (which looks to be in an unsafe state).
The adjoining ruin of about 9m x 6m now only has 3 walls left. It is however not too bad and there is lots of potential to turn this into an extra  house.
Away from the houses is a small "palheira" (grain house) built of granite and without a roof but in a good state otherwise

A possible three bedroom house for renovation, this house is pretty and quirky with a walled courtyard, C-shaped deck running right around the house and lots of small storage rooms around the courtyard.
At present the house has a lounge area with two small bedrooms, a bathroom with only toilet and sink and a large kitchen, big enough for a family breakfast table, with an open fireplace.
Three downstairs rooms are big enough to convert to bedrooms and a connecting corridor could easily be added beneath the deck. There is also a small room plumbed with drainage for a toilet. The small bedrooms upstairs, made up of stud walls, could be knocked out to make a large lounge and a shower or bath could be added to the bathroom, though it may be better to rearrange the layout upstairs to put the bathroom in a better position, with this house you could do as much or as little as you like.
The beams and tiles on the roof are in reasonable condition although at present they have no boarding or insulation. The wood floors upstairs are all in good order and most of the walls have been plastered. The downstairs rooms (previously used as animal rooms and wine cellar) have no concrete floors laid or rendered walls, so that would need to be done for conversion into livable rooms.
The property is in a small village called Ervideira, only 5 minutes drive or a half hour walk into Vila Nova de Poiares, a pretty town with two banks, supermarket, numerous shops and cafes, a medical centre and a weekly market every Monday morning, a little further out of town there is also a Go-Kart track and bowling alley with nightclub. This town is increasingly popular with UK expats because of it’s proximity to Coimbra (only 20 minutes along a scenic road) and therefore easy accessibility to the airports at Porto (1hr by train from Coimbra) and Lisbon (2hrs) Coimbra also has a wide range of shops, restaurants, shopping malls and cinemas, there is also the famous University, football stadium and a large hospital.

Buildings : The house is actually 2 houses joined together, each one with a surface area of 36 sq m and each one having two storeys. Presently the upstairs floors were used as living areas (kitchen, lounge, bedsteads, bathroom) whilst on the ground level were the storage rooms and adegas (wine cellars). Usually in renovating this type of property, the insides are stripped completely (+walls) and redesigned according to the buyer's own taste. This does not need planning permission.
Electricity : No but near (300m)  - Average cost to install excluding electrician is 1000E per 100m
Water: Yes, a streaml from the mountains behind.
General: Quinta with house overlooking the river. To be renovated.

Price: 55,000E

Access: A good short dirt track leading up from the tarmac road
Vegetation: This small piece of land has been cultivated with grapes, fruit trees and one big olive tree. Also some ornamental Roses and other shrubs.
Nearest: Supermarket 5km, Schools 7km, Doctor 8km, Hospital 7km

The house looks simple on the outside, but inside is the evidence of this being one of the better houses of its time.
Double doors with heavy doorframes, nice ceilings (see photo) and high skirting boards tell the tale. It is clean and well maintained with many appealing features.  Done up it will be a top class holiday cottage.
Ground floor: Entering the front door is a wide wooden staircase going up to the living area. Just left of this door is a small granite-walled storeroom. Towards the right is a big store with a wine press. (I can picture this easily converted to a double garage) Behind this store towards the interior of the building, is another very big store with a nice and big wine fermenting tank and a big cuba (walled wine storage with tap instead of barrels). These features could be removed and all this space  converted to living space if desired (no planning permission needed). It is about 70 sq m.
First floor: Coming up the stairs is a square hallway with to the left  a small bedroom, the diningroom and the kitchen. Straight ahead is the big bathroom and to the right are two bedrooms and a very big lounge (unusual for Portugal) . It is a light and cheerful house and the sash windows also have wooden interior blinds.  Out of the 6 windows upstairs, 4 of them have a spectacular river / bridge view. The wooden floors are particularly nice and need only some waxing.
Attic: There is a nice wooden stairway up into the attic which also has a door which opens up and overlooks the river / bridge. Some railing work will have to be installed for safety reasons, should the attic be used as living space. The roof was completely replaced 5 years ago but with the tiles showing on the frame. This could be closed in if desired although there is no leakage of any kind.
Electricity : Yes, company
Water: Yes , company
A gem of a house, needing only a little cleaning up on the outside and with lots of potential to hire out as a holiday cottage in this popular touristy town
Access: Good, cobbled village road. Quiet - not many cars passing as the bridge, though usable, is quite narrow and the new bridge at the other end of town is more popular now.

General: This is a really lovely and unusual house - the photos of which do not do it justice. Good quality for a good price - the PERFECT holiday home which is big enough for a whole family with only a small easy garden to maintain. It will need renovating but no major reconstruction.
Small garden of approx  100m2

Price:  66,300 euros

Vegetation and Views: The garden has some grape vines and trees and the ground cover is mainly lush grass. The views around the house at ground level are the garden and the surrounding streets but from the living floor, looking out of the windows there are lovely views over pretty cultivated fields as well as the Serra da Estrela in the not too far a distance
This is a house with character !!! It consists of 3 floors.
On the ground level are two big lojas (store rooms) with the usual wine barrels etc. In one of them there is also a seperate tiled room wherein the late butcher owner used to slaughter animals. Because of this there is also a small bathroom in the store.
Coming up the steps to the front door one, is surprised by the length of the passage. This house inside is 11,5m long by 6.5 m wide. To the left of the passage is the kitchen with old fashioned sink and tap. Where the wood burner was is now a broken down wall as the burner has been stripped out. Next on the left, is the staircase going uo to the attic and the next door leads into bedroom no 3. On the right one finds a nic sized lounge/diningroom, and thereafter  bedrooms no 1 and no 2
The attic is big and has the potential of 4 big rooms if one wishes to subdivide. It is light as there are big windows on both sides. Lots of ideas spring to mind.
Possible Business Opportunity: Holiday lets
Electricity : Yes connected to normal 220v
Water: Company water.
Sanitation: Septic Tank

General: This 90 m2 house definitely stands out from the crowd.
It is evident that quality materials were used in its construction way back when it was built.
On paper 4,690 m2 but in reality is probably
more.

Price: 100,000 euros neg

There is the main house as well as a row of ruins in reasonable state and two breeze block rooms adjoining other neighblouring houses.
The main house on paper is registered at 90m2. On the ground level making up the total floorspace, are the usual lojas (store rooms) and adega (wine cellar) with VERY HIGH ceilings. On the first floor (living) one finds the kitchen, bathroom, lounge, diningroom and 3 bedrooms - all of generous proportions. The wooden floors are in a very good state as are the ceilings. All finishes in this house were of quality and thus have stood the test of time. The only thing that is needed is thourough cleaning, painting, redecorating etc but everything structural is OK. No major reconstruction of demolishing needed. The biggest expense will be new windows, as the wood of these has rotted away behind the inside wooden shutters which will be fine with a new lick of paint. Again on this floor one finds the high ceilings. The front and kitchen doors are especially charming, carved and painted and in a good state.
Next to the main house is a long row of ruins. 4 seperate double storey rooms approx 15 m in total length. Except for one, of which the wattle and daub front and side is breaking away, the rest are built of granite and the walls are not yet caving in. These ruins could easily be converted into another big living area for whatever purpose desired.
Near the ruins but seperate from the whole property, (adjoining the neighbour's house) are two nice breeze block rooms which were used for storage

General: Big old manor house built in the 1890's by a Brazilian family and of unique style. It includes a small distilling factory which to this day is used by the population of the village for a month each year after the grape harvest to distill the famous aguardente
Location: In an historically interesting and very pretty village about 19km north of Oliveira do Hospital. Besides other touristic points of interest including a dolmen, it is also very near the Mondego river.
4000+ m2

Price:  225,000 euros

Vegetation and Views: Around the house enclosed within a spectacular wrought iron fence, is a pretty botanical style garden, with many fruit trees, like orange, fig, pomegranate and more. In the front part of the garden  is a well which is famous around for many miles as it has such an abundant water supply that the tap over it which it feeds, runs night and day. At the side of the house is a big double watertank.
Buildings : The house consist of 3 storeys with each having 230m2 of living space. It needs restoration - new roof and windows are imperative. The owner has had a project (plan) drawn up to convert this building into a 7 bedroomed luxury type hotel under the unbrella of the touristic concept called "      " and is offering this project free with the sale. He owns  a well known and respected construction company and has estimated the conversion to amount to approximately 250,000 euros
Ground level: As one enters the front door one finds a reception room with at both sides and gothic style arched doorway and with wall painted in designs depicting a type of marble effect (see photos) . The one to the left leads into two rooms, one of which historically was a "waiting room". To the right is a big lounge with parquet floors which are lifting in some places. From the reception room another impressive door lead to the double staircase upstairs, as well as two giant adegas on each side of the house. (One of these had had the granite doorway entrance hewn out into a rounded shape so as to ease the passing through of the giant round wine barrels that were store there in the past).
Coming up the twin staircase, one reaches the centre part of a very long passage. Straight ahead is a bright room with a wrought iron balcony overlooking the front garden and the road. Leading out of this centre room on each lide though double doors are two bright long rooms, each with 2 windows. These also have double doors into the passage. Across the passage on one side are two big bedrooms and on the other side a big bedroom and a big bathroom, which in comparison the the rest of the house seems quite sparse and plain. The left end of the passage leads into the extended part of the house which leads to a small 4x4 ? lounge with open fireplace and the kitchen (of which the roof has caved in). From the kitchen are granite stairs down into the back garden.
Attic: At present this is just one big open space which should the project be realised will house 2 ensuite bedrooms.
Outbuildings: The backgarden part of the house is completely enclosed by a granite wall. Inside this is an open garage with adjoining a long row of granite rooms, which were the servants' quarters of old. Towards the back of the row the building has started falling down. On the opposite side were two massive wine tanks (one for red and one for white) on which the wine was fermented. In modern day an ugly  brick building was built over these, which should ne knocked down to retian the character of the granite house. In the back wall of the garden is a bread oven.
The factory: Going out of the back garden gate one comes onto the agricultural part of the land with also the distilling factory.
