I believe that syndicates are the way forward for property investment. There are several in the field right now, and most of them have some interesting deals going down. There are those where you can expect to make anything from 10-25% p.a., and those where there are fancy complicated deals involving free properties if you invest early, and there are those where you can invest in virgin territory and expect to make several hundred per cent profits in about two years.

There are also those deals where you can expect to lose money. You should stay well clear of those smart guys who want you to invest in green-field sites in the UK in the hope that the land will get planning consent in the near future and you will therefore make a large profit. The simple cold fact is that you wont. There is every likelihood that green-field sites will stay that way, and you will be the proud owner of very highly priced agricultural land where you may come out evens if you hold for twenty years. My advice is not to put a penny into these schemes. You probably have more chance of winning the lottery than making money this way.
